No catch. Standard buyer representation is paid by the seller's side at closing — there's no fee to you, ever. We'd rather earn your business by sending you genuinely useful homes than by chasing you. If we eventually represent you on a purchase, wonderful. If not, you still get the brief.
Will you pressure me to commit to working with you?
No. You can receive our weekly brief for as long as you want without ever signing a buyer representation agreement. When you find a home you want to see in person, we'll talk. Until then, no pitches, no pressure.
What if I'm not ready to buy for 6+ months?
Even better. The buyers who win in LA know the market for six months before they bid. Watching our weekly brief during that runway tells you what your dollar actually buys, where to stretch, and where to walk away. Start whenever.
How do you find homes that aren't on MLS?
Two channels. First, Compass Private Exclusives — listings that Compass sellers choose to market quietly before going public. Only Compass agents can see them. Second, our 25-year LA agent network — relationships with agents at other brokerages who tell us about pocket listings, quiet sales, and homes coming soon. Together that's 15–20% of LA inventory in some submarkets.
Do I need to be pre-approved to start?
No — pre-approval helps speed things up when you find the right home, but you don't need it to start receiving the weekly brief. We can refer you to two or three lenders we trust if you'd like, but there's no obligation to use ours.
