A complete valuation typically takes one to two weeks from initial walkthrough to delivery of a written comparative market analysis. A preliminary value range can be provided within 24–48 hours of the walkthrough, with the formal CMA report following once we've finalized comp adjustments.
No. Many of our valuations are for clients exploring a future move, planning estate decisions, refinancing, considering a 1031 exchange, or simply curious about current market value. There is no listing requirement, no fee, and no pressure.
A Zestimate is an automated valuation model (AVM) based on public records and broad statistical patterns. A CMA reflects a physical walkthrough of your home, condition adjustments, recent comparable closings in your immediate micro-market, active competition, and pending sales — none of which an AVM can replicate.
Property address, basic context on the home (condition, recent updates, any upcoming work), and your timeline. We pull tax records, prior MLS history, and comparable closings ourselves; the only thing required from you is access for a brief walkthrough — in person or via FaceTime/Zoom for out-of-state owners.
Yes. Every valuation is delivered as a written CMA document covering the value range, comparable closings used, condition and feature adjustments, market context, and recommended pricing strategy if you decide to list. The report is yours to keep and reference.
